Why the Sauna Price Is Not the Project Price

A home sauna is no do-it-yourself project, no plug-and-play device. Two homeowners purchase the same prefab kit and end up $8,000 apart on the final bill—and “it's not because of the sauna itself!”

It comes down to the house. Is there space for an additional 240V circuit in the electrical panel or does a service upgrade need to be done first? Does the floor need to be waterproofed or is the floor already waterproofed? Will delivery truck access be possible to the install site, or will it be hand-carried through a house? Do you need new ventilation in the room to deal with heat and moisture load? Is an electrical permit or construction permit required for the project? Costs climb with cabin size, wood species, and added features like chromotherapy or a bench upgrade — and rise further if you add a dedicated circuit anyway, which we generally recommend even where it isn't strictly required. 

Traditional prefab saunas and kits

Traditional electric saunas need a dedicated 240V circuit to run the heater, which is the main reason installed costs land higher: typically $6,500–$13,000. The kit size and heater output (commonly 6–9kW for a home unit) drive the base price, while the circuit run and any panel work drive the rest. Assembly labor for a pre-cut kit adds a modest, predictable line item on top. 

Custom built-in sauna rooms

When you ask the cost to build a home sauna instead of installing a kit, you're asking the cost of constructing a small room, not a box: framing, insulation, a vapor barrier, waterproof flooring, and finished materials as per your specifications. It's the same scope as ahome addition or custom construction project, just sized down.  The average cost of custom rooms is generally between $12,000 and $30,000, depending on the size of the space, glass walls, and the type of wood paneling used.

What Turns a $7,000 Sauna Into a $14,000 Project

Electrical: the dedicated 240V circuit and your panel  

A 6-9 kW heater draws real power, and many homes in Seattle, particularly older homes, have only 100A electrical service. If you have a sauna heater added to all the other items on the panel, that can be quite restrictive or even not enough. When appropriate, a panel upgrade to 200A is a four-figure item added on to the circuit run. Site prep, flooring and the base 

A waterproof and well-drained surface is required for saunas. Inside, it could be a new layer of flooring over an existing subfloor; outside, it could be a good foundation or pad, which is a larger expense than you might realize.

Ventilation and moisture control  

Planned intake and exhaust airflow are necessary to control heat and humidity in every sauna; it does not come as an option, and it is easy to underbid.

Permits and inspections

This isn't a generic indoor-vs-outdoor comparison — it's the version that only makes sense with nine months of rain a year, whether you're in Seattle proper or an Eastside city like  Bellevue

  • OUTDOOR: Base/drainage is more important than the cabin. Budget items are not upgrades: Standing water and splash-back are what end a cedar structure early, so a roof overhang, functioning gutter, and a properly drained pad are budget items, not upgrades. Thermally-modified wood is more expensive initially than cedar, but less susceptible to persistent moisture in the Puget Sound area, so think of it as a maintenance cost rather than a style consideration. The further away from the house, the more expensive the electrical run to the sauna will be; a 40-foot run from the house will be more expensive than a 10-foot run.

  • INDOOR (the counterintuitive one): A Puget Sound house is already managing moisture load, and a traditional sauna adds humidity to an envelope that may not be built to clear it  and adds humidity to an envelope that might not be designed to do so. The house is being protected here as well as the sauna experience. This is the same moisture-management thinking we bring to bathroom remodeling projects, since a sauna tucked into or near a bathroom shares the same envelope concerns. Basements are usually the cheapest indoor location, since they're often closest to the panel and don't touch finished living space upstairs. 

  • Rule to close on: outdoors is more expensive, and the price is being realistic when you put in site work, but you're not having to make an interior remodel. The actual cost to you will depend on the house and not the category.

What It Costs to Run a Sauna at Home in Seattle   

But how much is it to have a sauna at home once it's in place? Much less than what people think. The math is easy (kW of heater x hours of use x your rate per kWh).

Take a 6kW traditional heater used for a 90-minute session, three times a week. That's roughly 9 kWh per session, or about 116 kWh a month. OnSeattle City Light's flat residential rate — $0.3945/day base charge plus $0.1338 per kWh — that's about $15–$16 a month in energy, on top of your existing base charge. Eastside readers on Puget Sound Energy's residential rate (Schedule 7) pay a $7.49 monthly basic charge plus a two-tier energy charge: $0.141598 per kWh for the first 600 kWh used that month, and $0.161015 per kWh beyond that. For most households, the sauna's added usage falls in that first tier — putting the same 116 kWh at roughly $16–$17 a month, close to Seattle City Light's cost. Homes already running near or above 600 kWh a month (common with electric heat in winter) will see the higher tier apply to that usage, closer to $18–$19 a month. Infrared units draw far less power and typically add only a few dollars a month. One caveat: this math is conservative, since a heater cycles on and off once it reaches temperature rather than pulling full nameplate wattage the entire session — real bills often come in lower.
